Folsom Market Report - June 2017

Property Sales:

     June property sales were 114, down -20% from 143 in June 2016 and -8.8% lower than the 125 sales last month.
     June 2017 sales were at their lowest level as compared to June of 2016 and 2015.  
     June YTD sales of 475 are running -10.5% behind last year's year-to-date sales of 531.

Prices:
     The median sales price in June was $508,750, up 4.3% from $488,000 in June 2016 and up 2% from $499,000 last month.
     The average sales price in June was $539,304, up 8.1% from $498,851 in June of 2016 and up 3.4% from $521,738 last month.
     The June 2017 ASP was at it's highest level as compared to June of 2016 and 2015.

Available Inventory of Homes:
     The total inventory of properties available for sale as of  was 146, down -14.6% from 171 last month and down -24.4% from 193 in June of last year.
     Currently there is a 1.3 month supply of inventory.

FOLSOM Property Sales:  October property sales were 107, up 30.5% from 82 in October of 2014, and  5.9% higher than the 101 sales last month.   October 2015 sales were at their highest level as compared to October of 2014 and 2013.   October  YTD sales of 952 are running 8.8% ahead of last year's year-to-date sales of 875.
